There’s a conversation happening quietly across Northern Michigan real estate right now, especially in places like Petoskey, Harbor Springs, Walloon Lake, and along Little Traverse Bay. A lot of buyers who decided to “wait and see” back in 2023 are looking at today’s prices wishing they had moved sooner.
One property tells the story pretty clearly.
The townhome at 200 W Lake St in Petoskey originally listed with me in 2023 at $595,000. It sold. Then it sold again. Today, it’s back on the market at $925,000 listed by Kidd & Leavy Real Estate. That kind of appreciation in under three years tends to get people’s attention, but honestly, for Northern Michigan, it’s not as shocking as some might think.
Properties in walkable downtown Petoskey locations with Little Traverse Bay views, limited inventory, and strong lifestyle appeal continue to attract serious interest. Buyers aren’t just purchasing square footage here. They’re buying proximity to the waterfront, restaurants, marinas, skiing, boating, and the kind of Northern Michigan lifestyle that becomes harder to find every year.
One of the biggest misconceptions buyers had in 2023 was assuming the market would cool dramatically or that prices would reverse. Instead, many desirable Northern Michigan properties have continued to hold strong value because inventory remains tight, especially in premium locations near downtown Petoskey and the waterfront.
That doesn’t mean every property behaves the same way, and it doesn’t mean buyers should rush into decisions blindly. It simply means timing matters more than people realize in markets where scarcity plays such a major role.
For buyers considering Petoskey real estate, Harbor Springs homes, luxury Northern Michigan townhomes, or waterfront-adjacent properties near Little Traverse Bay, understanding the local market trends matters far more than relying on national headlines alone. Northern Michigan has its own rhythm, inventory cycles, and buyer demand patterns.
If you’ve been watching the market and wondering whether buying now still makes sense, I’m always happy to walk through the numbers, appreciation trends, inventory realities, and what’s actually happening locally. No pressure, just honest perspective from someone studying this market every day.
